Decaf, Dotloop, and Deals: A Realtor’s Daily Routine

People often see the Instagram-worthy moments in real estate: the keys, the “SOLD” signs, the smiling clients. But the real work? It’s behind the scenes, in the early mornings, late-night texts, and everything in between. As the owner of IVerty Realty, I wear every hat: strategist, stager, negotiator, therapist  (yes, really).

Here’s what a typical day looks like in my life as a Real Estate Broker

6:45 AM – Movement, Mindset, and Mom Mode

My day starts early with prayer, a Peloton ride (love Tunde & Robin!) or a SWEAT Power Yoga class to wake up my body and center my mind.  Afterward, I refuel with a strong cup of decaf (yes, decaf, I know, I know).

Then it’s time to shift into Mom mode. Before school or summer camp drop-off, I make sure my daughter and I get a few intentional moments together. Those quiet, grounding connections are how I stay centered before the business whirlwind begins.

 8:30 AM – Market Pulse and Morning Prep

Once I’m back, I scan the MLS for new listings, price drops, and status changes. I check in with attorneys, lenders, and clients to keep all my transactions on track. No two deals are alike and that’s part of what makes this work so rewarding.

I might also start prepping for the day’s showings, reviewing listing sheets, or pulling comps for an upcoming offer.

 10:00 AM – On the Road or Behind the Screen

By mid-morning, I’m either:

  • Out showing homes to buyers (sometimes it’s their first showing, sometimes it’s the 16th!)
  • Touring a new listing to preview for a client
  • On my laptop finalizing documents, coordinating inspections, or prepping a blog post like this one

Real estate in the Springfield area is about timing and tenacity.  If I’m not in motion, I’m making moves behind the scenes.

 12:30 PM – Quick Bite and Client Check-Ins

Lunch usually happens somewhere between phone calls. I use this midday window to circle back with clients to provide encouragement, clarity, or a game plan.  Buying and selling is emotional, and I aim to be the calm voice in the storm.

2:00 PM – Admin + Marketing

In the afternoon, I dive into the business side of things. I check offers, negotiate terms, review Dotloop files, and keep my CRM organized. I might also be writing listing descriptions, scheduling photographers and brainstorming next week’s marketing content.

Since I’m a one-woman show (for now), everything from branding to bookkeeping flows through me.  It keeps me connected to every detail and accountable for every client.

 4:00 PM – Showings, Offers, and the Evening Hustle

Most buyers are available after work, so my afternoons often turn into on-the-go tours across Hampden County. Whether we’re touring a cozy starter home or negotiating an offer on the front seat of my car, I meet clients where they are.

7:00 PM – Dinner and Downshift

After a full day, I transition back into Mom mode: dinner, homework (or a little Netflix), and reconnection. Once my daughter is settled, I may squeeze in a few final emails or prep tomorrow’s to-do list. The days are long, but they’re full of purpose.

Being a Broker isn’t just a job. It’s a calling. I get to help people start new chapters, build generational wealth, and find home.  I may run this business solo, but my clients are never alone in the process.
